We repair LiftMaster electric gate systems across Houston, usually within 24 to 48 hours of your call. Most LiftMaster gate opener repairs run between $195 and $625 parts and labor, and you’ll get a written price before a single bolt is turned. This page is for the Houston homeowner standing in the driveway with a gate that won’t open or won’t close, holding a LiftMaster remote and wondering what’s actually wrong.
If you’re reading this because the gate’s stuck, call us at (325) 378-0676. A live person answers. We’ll ask what the gate is doing, or not doing, and get you on the schedule.
How LiftMaster Products Fail, and How We Fix Them
LiftMaster makes a lot of models, and we’ve worked on most of the ones that show up in Houston driveways: the LA400, LA412, LA500, and the newer CSL24V slide operators. Here’s what actually goes wrong with them, and what we do about it.
- LA400 and LA412 swing-arm actuators: the internal limit switches drift or fail. These are the switches inside the actuator, the motorized arm that physically pushes the gate open, that tell the board where the gate is. When they go, the gate short-strokes (opens halfway, then thinks it’s done) or rams the post and reverses. On an LA400, we usually replace the limit assembly rather than the whole actuator, which is a $135 to $265 repair instead of a $500+ swap. On an LA412, the failure is often the internal drive belt slipping, and that’s a belt replacement and re-tension job.
- LA500 and LA500EV: board failure from Houston humidity. LiftMaster boards are sealed, but not sealed enough for a Houston summer where morning humidity sits at 95% and afternoon storms roll through. Condensation inside the operator housing is the number one board killer we see on the LA500 series. The symptom is an intercom-worthy one: the operator powers up, the remote clicks, the board clicks, nothing moves. We replace the board and add a desiccant pack and a vented drain hole to keep it from recurring. LiftMaster’s own manual won’t tell you about the vented drain hole.
- CSL24V slide operators: the gearbox output shaft seal leaks. These are the slide-gate operators, the ones that drag a chain along a rail. On a gate with any real weight, that gearbox runs hot in Houston traffic yards. The seal dries, gear oil leaks onto the pad, and the gearbox eats itself. The fix is a reseal and regrease if we catch it, or a gearbox swap if we don’t. This is a known weak point that shows up more in Houston than in dry climates, because the heat cycles are brutal.
- Monitored photo eyes and safety edges throwing false faults. LiftMaster operators use monitored safety devices, which means the board is constantly checking the wiring to the photo eyes and the edge sensor on the gate leaf. When a wire in the hinge area flexes one too many times and breaks its insulation, the board throws a fault and the gate refuses to move. Hunting that broken wire can eat a whole afternoon if you don’t know where to look. We start at the hinge point, because that’s where Houston gates flex most, with the daily heat and humidity.
- Remote and keypad programming lock-up after storms. Power surges and close lightning strikes scramble the receiver memory on LiftMaster boards. The keypad works, the remote works, but the board won’t acknowledge either. Sometimes it’s a simple reprogram, sometimes it’s a receiver module replacement. Either way, it’s handled same-visit more often than not.

Our LiftMaster Electric Gate Repair Process
Here’s what a LiftMaster repair call looks like with us, start to finish.
- 1
You call. We answer. You tell us the symptom. If it’s safe, we’ll have you try one or two things on the phone to rule out the easy stuff, so you don’t pay a service call for a tripped breaker.
- 2
We show up in the window we gave you. Uniformed, background-checked, and driving a truck with the right LiftMaster parts on board. We come ready, because nobody wants to hear “we’ll have to order that part” twice.
- 3
We diagnose with the gate powered. We test the board, the actuator or gearbox, the limits, the safety edges, and the photo eyes. We find the actual fault, not the first part that looks worn.
- 4
We give you a written price. Before we touch a wrench, you get the number. OEM LiftMaster part or quality aftermarket, we’ll tell you the trade-off honestly and let you choose.
- 5
We do the repair and test it hard. We cycle the gate the way a Houston teenager on a bicycle can’t phase us. We check the force settings, the limits, the safety reverse, and the auto-close timer.
- 6
We walk you through it and hand you the written guarantee. Every Portcullis job comes with the Kingswell Guarantee: the price you were quoted, the window we showed up in, a clean work area, and a written 365-day guarantee on the repair.

AfterWhat LiftMaster Electric Gate Repair Costs in Houston
Here’s the dollar range for the LiftMaster jobs we see most often, all parts and labor included:
- Limit switch assembly replacement (LA400, LA412): $135 to $265
- Control board replacement (LA500, LA500EV, CSL24V): $295 to $525
- Remote or keypad reprogramming: $75 to $160
- Safety edge or photo eye replacement: $145 to $310
- Gearbox reseal or replacement (CSL24V): $350 to $625
- Full actuator swap (LA400, LA412): $480 to $780
What moves the price is parts: OEM LiftMaster boards and actuators cost more than quality aftermarket equivalents, and we’ll give you both numbers when we can. The other variable is access, because a gate buried in landscaping or mounted on a rusted post takes longer to work on safely.
Call (325) 378-0676 and we’ll give you an honest range over the phone. The estimate is free, and the price you hear is the price you’ll see in writing before we start.
Why Houston Homeowners Call Portcullis Gate Repair Houston for LiftMaster Work
We’ve been at this since 2008, as a Kingswell company, and we’ve worked on enough LiftMaster operators to know the brand’s weird habits. The LA400’s limit drift. The LA500’s board condensation. The CSL24V’s gearbox seal. Our technicians train on these patterns, and they show up already knowing what the specific system on your property is likely to do.
Every job, including every LiftMaster repair, carries the Kingswell Guarantee in writing: the price before the work, the arrival window we committed to, a clean job site, and a written guarantee on the repair. If the repair fails within 365 days, we come back and make it right, free. That’s the 365-Day Done Right Promise, and Dean Prescott, our owner, puts his name on it. We also service Mighty Mule, Ghost Controls, and DoorKing, so if you’ve got a mixed-property setup, one call covers all of it.
FAQs
It shouldn’t, when the repair is done correctly with the right parts. We’re an independent LiftMaster service provider, not a factory-authorized dealer, but using OEM LiftMaster parts where it matters and following the manufacturer’s wiring and force-setting specs keeps your warranty intact in practice. If the concern is a specific warranty claim, we’ll tell you before we start whether the repair is warranty-safe.
Most repairs are scheduled within 24 to 48 hours, and genuinely stuck gates get priority. If your gate is hanging open and the property isn’t secure, tell us that when you call. We’ll work to get someone out same-day whenever the schedule allows. Call (325) 378-0676 for the current schedule.
If the board and the actuator are both original and the gate has been in service for a decade or more, replacement often costs less than throwing parts at an aging system. But a single-board failure or a limit switch problem on an otherwise sound operator is absolutely worth repairing, and we’ll give you both figures side by side so you can decide with real numbers.
When it matters, yes. For control boards and actuators, we use OEM LiftMaster parts by default. For items like safety edges, photo eyes, and remotes, we can offer a quality aftermarket alternative at a lower price, and we’ll tell you the exact difference in lifespan and compatibility before you choose.
Yes. LiftMaster remotes, wireless keypads, and the receiver logic on the board all interact, and it’s often hard to tell from the driveway which one is actually failing. We test the whole chain, so you don’t pay for a new remote when the board’s receiver module was the issue, or vice versa.
Tell me what the gate is doing, or not doing, and I’ll give you a real number before we ever touch a wrench. Call (325) 378-0676 for a free estimate, and we’ll get your LiftMaster gate working the way it should.
