We replace LiftMaster gate motors across Houston, from Memorial driveways to acreage properties in Cypress and Katy. Most LiftMaster swing-gate motor replacements run $850 – $1,450 installed, while slide-gate motors typically land between $1,100 – $1,800 depending on the model and gate weight. We stock LiftMaster-compatible motors and gear assemblies on the truck, so many Houston jobs are completed the same day we diagnose the failure.
The way most owners find us is this: the gate worked fine for years, then one morning it grinds, hums without moving, or simply won’t respond to the remote. They’ve already done the unplug-and-replug routine. When that fails, it’s usually not the remote and not the battery – it’s the motor itself, or the gear train inside it, and that’s a replacement conversation, not a repair one.
Which LiftMaster Models This Applies To
LiftMaster builds gate operators under several series names, and the motor assembly isn’t the same across them. The main lines we see in Houston are the LA400, LA412, LA500, and the heavier CSL24V and SL3000 slide operators. The LA400 and LA412 share a similar 24V motor form factor, but the LA500 uses a different motor with a higher torque rating for heavier gates – and it’s not backward-compatible. If you’re looking at an online listing that says “fits all LiftMaster models,” it almost certainly doesn’t.
To identify your motor, look at the model tag on the operator housing cover. It’ll list the model number clearly. If the tag is sun-faded or missing, measure the motor housing diameter and count the mounting bolt pattern – a quick picture sent to us gets the right part matched before we roll the truck. The honest guidance we give Houston customers: some quality aftermarket motors work well, but for LiftMaster gear assemblies and motor drive units, OEM parts tend to mesh better with the existing RPM and torque calibration. We carry both and quote both, so you decide with real numbers in front of you.

Signs Your LiftMaster Gate Motor Replacement Is Failing
- Humming but no movement. The motor is receiving power and trying to turn, but the gear teeth inside the drive assembly are stripped or the motor shaft is seized. This is the single most common failure we see on LA400-series units in Houston after about 6-8 years.
- Gate moves slower than it used to. Motor windings degrade gradually. If your gate once opened in 12 seconds and now takes 20-plus, the motor is losing torque. Houston heat accelerates this – motor insulation breaks down faster in sustained 95°F afternoons.
- Intermittent operation. The gate works fine at noon, dead at 6 a.m. Thermal overload protection trips on a failing motor as it heats up, then resets as it cools. This is a classic motor replacement warning sign, not a board issue.
- Grinding or clicking from the operator housing. That’s the gear sprocket slipping against a worn output gear. Even if the motor is still fine, running it this way chews up the gears and often requires replacing both the motor and gear assembly together.
- Remote and keypad both stop working, but the breaker is fine. A dead motor can present as a dead operator. Before assuming control board failure, we test the motor with a direct power check. Replacing a board without testing the motor is a $300 mistake we’d rather save you from.

AfterReplacement Cost & What’s Included
Here’s what Houston homeowners should expect to pay for a LiftMaster gate motor replacement, installed:
- LA400 / LA412 swing motor (OEM): $850 – $1,050 installed
- LA500 swing motor (OEM): $1,050 – $1,300 installed
- CSL24V or SL3000 slide motor (OEM): $1,100 – $1,800 installed depending on gate length and weight
- Aftermarket equivalent motor: typically $150 – $250 less than OEM, with a shorter expected service life
- Gear assembly replacement (if needed): $200 – $400 additional
Every quote includes removal of the old motor, installation of the new one, limit and force adjustment, full safety-check of the entrapment sensors and warning siren, and a final walkthrough with you. The price is in writing before we begin – that’s the Kingswell Guarantee, and it’s stamped on every invoice. If the repair fails within 365 days, we return and correct it at no charge under our 365-Day Done Right Promise.
DIY or Call Us?
Some things on a gate are safe to check yourself. Make sure the breaker isn’t tripped. Verify the operator has power. Watch the gate move and note whether it hums, grinds, or stays silent. Those observations genuinely help us diagnose faster.
What you should not do is open the operator housing and start swapping a motor yourself. LiftMaster operators run 24V DC internally, but the incoming line voltage is still 120V AC, and the gear assembly is under load. A misaligned gear or a loose tensioner can cause a swing arm to release unexpectedly. That’s a real injury risk, and we plain don’t want that for anyone. Let a trained tech handle the motor swap. Call us at (325) 378-0676 and we’ll give you a straight price range before anyone touches a wrench.
FAQs
Most LiftMaster gate motors in Houston last 6 – 9 years with regular use. Our heat and humidity shorten that window compared to cooler climates – we typically see motor winding degradation around the 6-year mark on gates used more than six cycles per day. If your motor is in that range and failing, replacement is usually the better value than repeated repair. Call (325) 378-0676 and Dean Prescott can tell you honestly whether yours is worth fixing or replacing.
Sometimes, yes. If the failure is in the gear assembly or a capacitor and the motor windings test fine, we can often repair it for a few hundred dollars. If the motor windings are shorted or the shaft is seized, no rebuild is going to hold up – replacement is the honest answer. We’ll test it and tell you which one you’re looking at before quoting anything.
Most LiftMaster motor replacements take 60 – 90 minutes for a standard swing gate, and 90 minutes to two hours for slide gates or models requiring gear assembly replacement as well. Because we stock LiftMaster-compatible motors on the truck, we can typically complete the work the same day we diagnose the problem. We also carry parts for Mighty Mule, Ghost Controls, and DoorKing for multi-brand properties.
We stock LiftMaster motors and gear assemblies for the LA400, LA412, LA500, and CSL24V series on our service trucks. For less common models or older discontinued operators, we can usually source the OEM motor within 2-3 business days. Either way, you get a written price before any work starts, and the 365-Day Done Right Promise applies whether we install the part the same day or later that week.
