FAAC Gate Motor Replacement: The Houston Owner’s Guide

FAAC gate motor replacement in Houston typically runs $700 to $1,400 installed, depending on whether we’re swapping just the motor or the full operator assembly, and most residential jobs are done in a single visit since our trucks carry the common FAAC parts. The usual way homeowners find us: the gate worked fine last week, then one morning it’s humming without moving, or it opens halfway and quits, or the remote does nothing at all. What you’re hearing or not hearing from that motor is the first clue we use to match the right replacement to your model.

You’ll notice we say “FAAC-compatible” and not “factory dealer.” Portcullis Gate Repair Houston is an independent service provider, not affiliated with FAAC. That matters because we’re free to quote you the OEM part, a quality aftermarket equivalent, or a rebuilt option, side by side with real numbers. No brand rep pushing one path. Dean Prescott, our owner, keeps the three or four FAAC motor configurations Houston homes actually use stocked on the service trucks, because telling you we need to order a part and come back twice is the kind of thing that gave gate repair a bad name.

Which FAAC Models This Applies To

Most Houston residential FAAC operators fall into three families: the C720/C721 swing-arm units, the 400 series (402, 412, 415) on lighter single-swing gates, and the S418 or S450 sliding-gate operators on driveways with a track. The motor replacement decision starts with identifying which one you have. The model tag is usually on the underside of the operator cover or inside the control-box door, but half the time that tag has faded to nothing in the Houston sun. When the tag’s gone, we go by measurements: swing-arm housing length, output shaft diameter, and whether the limit switches are cam-style or magnetic.

For FAAC specifically, the bigger compatibility gotcha is the capacitor and control-board pairing. A C720 motor won’t talk to a 400-series board without a wiring change, and a 400 motor bolted into a C720 housing will run hot and trip the thermal overload inside a year. That’s why we don’t sell FAAC motors over the phone by model number alone; we ask for a photo of the operator and the control board first. On the OEM-versus-aftermarket question: FAAC motors are well built, but they’re priced like Italian imports. There are two aftermarket motor kits we’ve installed for years in Houston that hold up to the same duty cycle for about 30% less. We’ll quote both and tell you honestly which one makes sense for a gate that cycles 20 times a day versus one that cycles 200.

Signs Your FAAC Gate Motor Replacement Is Failing

  • Humming without movement. The motor’s getting power but can’t turn the output shaft under load. On FAAC units, this is usually the start capacitor failing, or the motor’s internal gear has stripped enough that it freewheels. The repair is a capacitor swap if caught early; if it’s been humming for weeks, the motor windings are usually cooked and you’re looking at a replacement.
  • Gate opens halfway and stops. On swing operators, this often points to a failed internal limit-switch lobe or a motor that’s drawing enough extra current to trip the board’s obstacle detection. On slide gates, a dead spot in the motor armature does the same thing. If it always stops at the same spot, that’s a limit or obstruction issue. If it stops at random spots, that’s the motor.
  • Manual release won’t disengage. FAAC swing arms have a release mechanism that lets you push the gate by hand when the power is out. If the release handle won’t turn or the arm stays locked, corrosion from Houston humidity has usually seized the release shaft inside the motor housing. That’s a replacement-level failure, not a lube job.
  • Intermittent operation, worse in the afternoon. Houston heat soaks the operator, the motor’s thermal fuse trips, and the gate comes back to life after sundown. A motor that only fails when it’s 95 degrees out is telling you its insulation is breaking down. The next stage is a full short or a fire risk at the control board.
  • Rapid clicking at the board but no travel. The relay is firing but the motor isn’t turning, which usually means an open winding or a fried run capacitor. This one’s straightforward to diagnose; it’s not a fixable failure inside the motor.

Replacement Cost & What’s Included

For a Houston single-family residential swing gate, a FAAC motor replacement with labor runs $700 to $950 for the motor and capacitor on a C720-style unit. A 400-series motor swap runs $600 to $800. Slide-gate motors run higher, $900 to $1,200, because one tech has to strip the gearbox and re-set the chain tension while another handles the electrical side. The spread comes from a few things: whether the limit-switch assembly comes with the new motor or has to transfer from the old one, whether the output arm or coupler is reusable, and whether we’re addressing a secondary problem like a worn hinge or a dragging wheel that killed the motor in the first place.

You get the price in writing before a single bolt is touched. That price includes the motor, the labor, the capacitor, and the wiring connectors, plus re-setting the travel limits and testing the gate through 20 full cycles before we call it done. If the motor fails inside 365 days, we come back and replace it at no charge under the 365-Day Done Right Promise. That’s stamped on the invoice, not said in passing.

DIY or Call Us?

Here’s the honest split. You can safely check the obvious things yourself: panel breaker for the gate circuit, the condition of the operator cover for cracks letting water in, and whether anything’s physically blocking the gate. You can also listen: a clean hum means the motor’s getting power, and that’s useful to tell us on the call.

Where DIY goes wrong on a FAAC motor replacement: the capacitor holds a charge even when the panel breaker is off, the swing arm stores mechanical force that releases when you unbolt it, and any miswiring at the control board can fry a board that costs as much as the motor itself. None of this requires a dealer’s help, but it does require someone who does this every week. We’ll quote you a flat installed price; you won’t be out a thing except the phone call. Dean’s whole approach is “Tell me what the gate is doing, or not doing, and I’ll give you a real number before I ever touch a wrench.” Call us at (325) 378-0676.
