We install, repair, and service Ghost Controls gate openers across Houston as an independent service provider, and most residential installations run $1,100 to $2,800 depending on opener model, gate type, and site conditions. A typical single swing gate with a Ghost Controls kit already on hand takes one visit, usually 3 to 5 hours, and we quote the job in writing before any work begins. If you own a Ghost Controls opener and need it mounted, wired, or rescued from a failed DIY install, call (325) 378-0676 and we’ll walk you through what you’re looking at.
This page is for Houston homeowners who already own Ghost Controls equipment or are weighing it against LiftMaster, Mighty Mule, or DoorKing. We service all four, but this page is about Ghost Controls specifically: how their systems behave in our heat and humidity, what fails, and what a proper installation looks like.
How Ghost Controls Products Fail – and How We Fix Them
Ghost Controls makes good openers, but every brand has patterns. Here’s what we actually see on Houston gates:
- AXDP and AXD series: stripped plastic gears in the actuator. The actuator (the motorized arm that physically pushes the gate open) on the AXDP dual-gate and AXD single-gate kits uses a plastic gear train. In Houston’s heat, the housing expands and the gears grind against each other. Symptom: the gate starts opening, then stalls halfway with a clicking sound. We replace the gear set with the OEM part when it’s under warranty, or a machined aftermarket gear when it isn’t. The aftermarket gear typically outlasts the original by a factor of two.
- R3 and TSS1 series: water intrusion at the control board. Ghost Controls boards are sealed, but the low-voltage wire entries are not. During a Houston gullywasher, water follows the wire into the housing and shorts the board. Symptom: the opener works fine for a month, dies the day after a hard rain, then mysteriously comes back. We seal every wire entry with silicone and install a drip loop on every Houston install, because the manufacturer’s instructions assume a drier climate.
- Hybrid battery drain from a stuck limit switch. The limit switch tells the opener where the gate is in its travel arc. When it sticks, the motor never gets the signal to stop and keeps hunting. The battery drains in three days. Homeowners assume the battery is bad and replace it, then the new one dies too. We test the limit switch first, and we always carry spares for the R3, TSS1, and Hybrid series.
- Solar panel undersizing on the Hybrid and Solar series. Houston’s overcast stretches in January and February mean a 10-watt panel that works fine in Arizona leaves a Ghost Controls battery at 40% by week two. The gate moves slower, then stops mid-cycle. We check panel wattage against gate weight and cycle count on every solar install. Sometimes the fix is a 20-watt panel and a charge controller; sometimes it’s repositioning the panel off the north side of the house.
- Remote range collapse from antenna placement. Ghost Controls receivers are sensitive, but the antenna wire is short. Tucked inside a metal post or behind a brick column, the range drops from 100 feet to 15. Symptom: the remote works when you’re in the driveway but not from the street. We route the antenna outside the post or install an extended antenna on every Houston install where the gate post is metal. It’s a ten-minute fix that saves years of frustration.

Our Ghost Controls Gate Installation Process
Here’s how a Ghost Controls installation runs with us, from the first call to the final walkthrough:
- 1
Call and talk to a person. You call (325) 378-0676. A live person answers, day or night. We ask what gate you have, what Ghost Controls kit you own, and what it’s doing or not doing. We’ll give you a rough price range on the phone before we ever schedule the visit.
- 2
On-site assessment. We show up in the window we gave you. We check the gate weight, hinge condition, post alignment, power availability, and whether the Ghost Controls opener you have is sized for the gate. If it isn’t, we tell you plainly and give you options. No surprises later.
- 3
Written quote. We hand you a price in writing before a single bolt is turned. That price includes parts, labor, and any adjustments to the gate itself, like re-hanging a sagging leaf or shimming a hinge. If the price changes, you’ll know why before we proceed.
- 4
The install. We mount the actuator, wire the control board, set the limit switches, program remotes and the keypad, and tune the open and close force. On solar or battery units, we verify the charging system is keeping up. Every wire entry gets sealed against Houston rain.
- 5
Test and walkthrough. We cycle the gate 10 to 15 times with you watching. We show you how the manual release works, how to set codes, and what normal operation sounds like. Then we hand you the written Kingswell Guarantee on the invoice and the owner’s manual with our notes in the margin.

AfterWhat Ghost Controls Gate Installation Costs in Houston
Real numbers for Houston, as of this writing:
- Single swing gate, Ghost Controls AXD kit, standard install: $1,100 to $1,600 including opener, actuator, wiring, and setup.
- Dual swing gate, AXDP kit: $1,800 to $2,400, depending on gate weight and whether we’re running new low-voltage wire across the driveway.
- Sliding gate, R3 or TSS1 series: $1,900 to $2,800. Slide gates need a chain or belt run, a receiver plate, and guide rollers, which adds labor and parts.
- Existing Ghost Controls opener, remount and rewire only: $450 to $800. This covers pulling the old mount, repositioning the actuator, resealing the board, and reprogramming remotes.
What moves the price: gate weight and condition, whether we’re running new power or using existing, solar vs. hardwired, and whether the hinges or wheels need work before the opener goes on. We quote all of it upfront and in writing. Call (325) 378-0676 for a free estimate on your specific gate.

FAQs
Ghost Controls warranties cover manufacturing defects, not installation errors, but a botched install can damage the opener in ways the warranty won’t cover, like stripped gears from a misaligned actuator or a fried board from reversed polarity. If you’ve started the install and it’s not working, call (325) 378-0676 before you run more wire. We can often salvage the opener and finish the job correctly.
In most cases, yes, if we have the opener on the truck or you’ve already purchased it. We keep the common Ghost Controls series like AXD, AXDP, R3, and TSS1 in stock, along with remotes, keypads, and limit switches. For rare parts, it’s typically a one to two day order.
Both, and we’ll tell you which we’re using and why. Under warranty, we use OEM parts so the warranty stays intact. Out of warranty, we’ll recommend the better part for Houston conditions. Sometimes that’s OEM, like control boards; sometimes it’s a machined gear set that outlasts the original.
For a gate that’s stuck open or stuck closed, we aim for same-day or next-morning service in most of Houston. For a planned installation, we typically schedule within three to five business days. Call (325) 378-0676 and we’ll give you a real window, not a four-hour guess.
Usually not. Halfway travel is most often a limit switch issue, a stripped gear in the actuator, or a binding hinge that’s overloading the motor. We’ll diagnose it on-site and show you the problem before we quote a repair. The diagnostic visit includes a written repair price.
