DoorKing gate installation in Houston typically runs $2,400 to $6,800 for a complete residential setup, including the operator, gate fabrication or retrofit, safety edges, and labor. Most single-operator jobs take one full day on site, and we give you a written price before the first bolt comes off the truck. If you already own a DoorKing operator and need it mounted, wired, and dialed in, we handle that too, and we’ll tell you honestly whether your existing unit is worth installing or if you’re better off replacing it. Call (325) 378-0676 and Dean or a member of the crew will walk you through what you’re dealing with.
How DoorKing Products Fail – and How We Fix Them
DoorKing builds solid operators, but every brand has its patterns. Here’s what we see on Houston properties and what we do about it.
- DoorKing 9150 slide gate operators: limit switch drift. The 9150 series uses mechanical limit switches that can shift over time, especially on gates that cycle dozens of times a day in neighborhoods like Meyerland or Kingwood. The gate stops short or overtravels and slams the end stop. We reset the limits, check the drive chain tension, and replace the limit assembly if the contacts are pitted. This is a $180 to $340 fix, not a reason to replace the operator.
- DoorKing 6500 swing gate operators: capacitor failure after power surges. Houston’s summer thunderstorms and the brownouts that come with them are rough on start capacitors. A 6500 that hums but won’t start often has a swollen or leaking capacitor. We replace it with an OEM-rated part, check the motor windings while we’re in there, and usually have the gate moving within an hour of arrival.
- DoorKing 6002/6003 slide gate operators: chain sprocket wear on sandy lots. Properties near the Energy Corridor or down toward Pearland often have silty soil that works its way into the chain and sprocket. The sprocket teeth wear into a shark-fin shape, the chain starts skipping, and the gate jerks. We replace the sprocket and chain as a set, because a new chain on a worn sprocket fails fast.
- DoorKing 1601 barrier gates: broken tension springs. The 1601 barrier arm relies on a tension spring to counterbalance the arm. When that spring snaps, which it does eventually on any gate that cycles for parking access, the arm drops or won’t stay up. It’s a straightforward spring replacement, but it’s under tension, so this is one where you want a trained tech doing it, not a weekend project.
- DoorKing control boards: fried relay from loop detector wiring shorts. We see this on older DoorKing 4602 and 4502 boards. A nicked wire in the loop detector circuit creates an intermittent short that can burn out the relay before the breaker trips. We trace the loop wiring, repair the insulation, replace the relay or board as needed, and test with a meter before buttoning it up. Skipping the wiring check means you replace the board twice.

Our DoorKing Gate Installation Process
Here’s how a typical DoorKing installation goes from the first call to the final walkaround.
- 1
Call and describe the job. You tell us what gate you have, what operator you own or want, and what it’s doing or not doing. We give you a ballpark range right then and we book a visit. Calls are answered by a live person, day or night.
- 2
Site visit and measurements. We inspect the gate, the posts, the power access, and the ground conditions. For a slide gate we check the track or cantilever clearance. For a swing gate we measure leaf weight and post plumb. We give you a written price before any work starts.
- 3
Parts decision. We recommend OEM DoorKing parts when the operator is under warranty or the part is safety-related. For older units out of warranty, we’ll offer a quality aftermarket option if it saves you real money without cutting corners. You decide. The price doesn’t change after the fact.
- 4
Installation and wiring. We mount the operator, run the power, install the safety edges and photo eyes, wire the loop detectors if you have vehicle detection, and set the open and close limits. Everything is done to code and checked twice.
- 5
Testing and adjustment. We cycle the gate through full open and close at least ten times, adjust the force settings, test the auto-reverse, and verify the safety edges stop the gate on contact. We adjust the speed and soft-start settings to match your gate’s weight.
- 6
Cleanup and walkaround. We sweep the work area, remove old parts, and walk you through how the operator works. You get a written guarantee on the installation, and the price we quoted is the price you pay. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails.

AfterWhat DoorKing Gate Installation Costs in Houston
Here’s honest money for the DoorKing jobs we do most often around Houston.
- DoorKing slide gate operator installation (9150 or 6002): $2,400 to $4,200 installed, depending on gate length and whether we’re adding loop detectors.
- DoorKing swing gate operator installation (6500, single leaf): $2,800 to $4,600 including mounting, wiring, and safety edges.
- DoorKing swing gate operator installation (6500, dual leaf): $4,200 to $6,800 for a double gate with both operators and a full safety-edge package.
- DoorKing barrier gate installation (1601/1602): $2,200 to $3,800 including the arm, loop detection, and concrete base.
- DoorKing control board replacement: $425 to $780 parts and labor, depending on the board and whether wiring repairs are needed.
What moves the price: gate width and weight, whether there’s existing power at the gate, whether you want loop detectors or just photo eyes, and whether the gate itself needs structural work before the operator can mount cleanly. We give you the written number before we start and it doesn’t move after that. Call (325) 378-0676 for a free estimate on your specific gate.
Why Houston Homeowners Call Portcullis Gate Repair Houston for DoorKing Work
Most of our DoorKing customers call us after another company already failed them. The operator sat dead for three weeks while they waited on a callback. Or a tech showed up, guessed, swapped a part, and the gate failed again a month later. That’s the exact thing we built this company to fix. Every installation and repair carries the 365-Day Done Right Promise, written on the invoice: if it fails within the year, we come back and fix it at no charge. Our techs know DoorKing’s boards, gearboxes, and limit logic well enough that they usually arrive with the right part on the truck. And if the problem turns out to be a different brand, that’s fine too. We service LiftMaster, Mighty Mule, and Ghost Controls as well, so the truck is stocked for whatever is actually on the property. Dean Prescott has been fixing gates since his industrial maintenance days at Los Angeles Trade-Technical College and he’s spent years on Houston driveways from Sugar Land to the Energy Corridor. He’d rather tell you a straight dollar range than sell you a service call you don’t need.
FAQs
Yes. We install customer-supplied DoorKing operators all the time. We’ll inspect the unit first, confirm it’s the right fit for your gate, and give you a written quote for the labor, wiring, safety components, and any mounting hardware. If the unit is the wrong size or missing parts, we’ll tell you before you spend another dollar. Call (325) 378-0676 and we’ll sort it out.
We use genuine DoorKing OEM parts whenever a unit is under warranty or the part is safety-critical, like control boards, gearboxes, and photo eyes. On older out-of-warranty units we may offer a quality aftermarket option if it saves you money and won’t shorten the life of the operator. We’ll always show you the price difference before we touch a wrench.
For a standard slide or swing gate installation, we typically schedule the site visit within one to two business days, and the installation itself is usually a single full day. Complex double-gate installs or jobs that need new power runs may stretch into a second day. We’ll give you a real arrival window in writing before the job starts and we stick to it.
That depends on the failure and the age of the unit. If it’s a capacitor, limit switch, sprocket, or relay, repair usually makes sense and runs a few hundred dollars. If the gearbox is chewed up or the motor is burned out on a unit that’s 15-plus years old, replacement starts looking smarter. We’ll run the numbers both ways and give you a written quote for each so you can decide with real figures instead of a sales pitch.
No. We’re an independent DoorKing service provider, not a factory-authorized dealer. That means we’re not tied to door-to-door service minimums or inflated parts markups. We repair what’s repairable, replace what isn’t, and stand behind the work ourselves with a written 365-day guarantee.
We cover Houston and the surrounding communities, including Sugar Land, Pearland, Katy, Cypress, The Woodlands, Kingwood, and out toward the Energy Corridor. If you’re not sure you’re in range, call (325) 378-0676 and ask. A live person answers, and we’ll tell you straight.
