Gate Repair Before & After in Houston, TX

We could tell you we do clean work, but showing you is faster. These are the kinds of gate failures we see every week across Houston, from The Heights down to Clear Lake: actuators with stripped gears, gates dragging on the driveway because a V-groove wheel wore flat, circuit boards fried by the humidity that comes off the Gulf. Here’s what we walked into and what we left behind.

Swing Gate Actuator Replacement in Kingwood

BeforeBeforeAfterAfter
Swing gate actuator replacement, Kingwood. Before: seized actuator, gate stuck half-open. After: new LiftMaster actuator, full travel, quiet operation.

The actuator, which is the motorized arm that physically pushes the gate open, had seized after years of exposure to Gulf Coast humidity and the homeowner’s sprinkler overspray. The gate sat frozen about 18 inches from closed, which meant the property had no real perimeter for about a week. We pulled the old arm, installed a sealed LiftMaster actuator rated for the gate’s weight and leaf length, then set the limit switches so the gate closes tight without slamming.

Electric Gate Circuit Board Repair in Sugar Land

BeforeBeforeAfterAfter
Control board replacement, Sugar Land. Before: water-damaged DoorKing board, no response from keypad or remotes. After: new board, reprogrammed remotes, tested through 30 full cycles.

The board inside this DoorKing operator had taken on moisture during a long stretch of spring storms, and the gate simply stopped answering the keypad, the remotes, everything. The homeowner had been parking outside and opening the gate with the manual key release for days. We bench-tested the old board, confirmed it wasn’t worth a component-level repair, then installed a fresh board, re-paired all remotes, and ran the gate through a full battery of open/close cycles including obstruction stops.

Gate Installation for a New Driveway in Cypress

BeforeBeforeAfterAfter
New driveway gate, Cypress. Before: open driveway with no barrier. After: custom steel gate, automated opener, keypad and photo-eye safety edges.

This wasn’t a repair at all, it was a from-scratch build. The clients in Cypress had done a full landscape redesign and wanted a driveway gate that matched the new house trim, not something off a rack. We measured the opening, fabricated a steel gate to spec, installed a FAAC operator, and wired the safety edges and keypad. The before shot is just a driveway; the after shot is a property that finally reads as private.

V-Groove Wheel and Track Repair in Pasadena

Technician using an angle grinder for metal gate repair services
Sliding gate wheel and track repair, Pasadena. Before: flattened V-groove wheel, gate dragging on concrete. After: new wheels and straightened track, gate rolls with one hand.

A sliding gate in Pasadena had been dragging for so long that the homeowner had just gotten used to the grinding sound every time they left for work. The V-groove wheels, which are the steel rollers that carry the gate’s weight along the track, had worn flat on one side and the track had bowed from the stress. We replaced all four wheels, re-set the track, and adjusted the chain tension on the Linear operator so the motor wasn’t fighting the incline. The gate now rolls with a push from one hand.

Limit Switch Adjustment After a Wind Storm in Pearland

Professional gate repair technician applying sealant to a metal fence post.
Limit switch recalibration, Pearland. Before: gate over-traveling and crashing into the stop post after high winds. After: switches reset, gate stops exactly where it should.

High winds out of the south pushed this swing gate hard enough that it over-traveled, and after that the gate would open about two feet too far and smack the stop post on every cycle. The limit switches, which are the small components that tell the operator when the gate has reached the end of its travel, had shifted. We reset both open and close limits, tightened the switch mounts, and added small rubber bumpers to the stop post so a future gust doesn’t transmit the same shock through the arm.

Hydraulic Operator Rebuild in The Woodlands

A professional welder performing residential metal gate repair
Hydraulic operator rebuild, The Woodlands. Before: leaking Viking operator, gate moving slow and stopping mid-cycle. After: rebuilt ram, fresh seals, new fluid, full cycle tests.

This Viking hydraulic operator in The Woodlands had a slow leak at the ram seal, and the gate had started moving like it was underwater. Hydraulic units are less common than electromechanical ones in residential Houston, but we service them regularly. We pulled the ram, replaced the seals, flushed the system, and refilled with the correct fluid weight for our climate. The gate cycles at full speed now, and the driveway isn’t slowly collecting a slick of hydraulic oil anymore.
