Get your free estimateFAAC Access Control Installation: The Houston Owner’s Guide
FAAC access control installation in Houston typically runs $450 – $1,850 for a complete keypad, card reader, or telephone-entry system wired into an existing FAAC gate operator. We stock FAAC-compatible access control hardware on our trucks and complete most installations same day in the Houston metro. Most owners call us after noticing the gate works fine from the remote but won’t respond to the keypad anymore, or after a card reader starts accepting only every third swipe. That dead keypad or intermittent reader is almost always the access control board, and it’s a parts-and-labor fix we do regularly across Houston neighborhoods like Katy, Sugar Land, The Woodlands, and the Energy Corridor.
Which FAAC Models This Applies To
We install access control on the full FAAC residential and light-commercial lineup: the 402, 412, 415, 422, and 770 swing-arm operators, plus the 740 and 844 slide-gate systems. The most common access control add-ons we wire in are the FAAC XK series keypads, the DigiKey and DigiCard readers, and telephone-entry systems from DoorKing and Linear that pair cleanly with FAAC control boards.
Here’s the compatibility gotcha most Houston owners hit: the older FAAC 402 and 412 boards use a 24-volt accessory output, while the newer 415 and 422 boards output 12 volts for accessories. If you buy a keypad rated for one voltage and your board puts out the other, the keypad will power up and then behave erratically, or fail within a month. We match the voltage before we install anything. We generally recommend genuine FAAC keypads and card readers because they’re built for the housings and weather conditions Texas dishes out, but a quality aftermarket keypad from a brand like DoorKing or Linear with the right voltage and weather rating will do the job for less, and we’re happy to quote both so you can decide with real numbers in front of you.

Signs Your FAAC Access Control Installation Is Failing
- The keypad lights up but won’t open the gate. This usually means the relay on the access control board has failed, so the input isn’t reaching the operator’s main board. The keypad looks alive but the “open” command never lands.
- The card reader works sporadically, maybe one swipe in three. In Houston, this is often corrosion on the reader terminals from humidity or a weakening power supply. The reader itself is usually fine; the wiring or the board feeding it is the problem.
- The telephone-entry system rings but won’t let you buzz the gate open. That points to a failed relay output or a phone-line interface board that’s no longer passing the tone signal properly.
- The gate opens, then starts to close before you’re through. A failing loop detector under the driveway can cause this, and it’s often confused with an access control problem because the remote and keypad both act the same way. We check the loop and the safety edges as part of any FAAC access control install.
- You get a shock or the keypad is hot to the touch. This is a short in the keypad or its wiring. Stop using it and kill power to the operator. That’s a fire risk, not an inconvenience.

AfterReplacement Cost & What’s Included
In Houston, a basic FAAC-compatible digital keypad installation runs $450 – $700 parts and labor. A card reader system for one or two cards lands in the $650 – $950 range. A full telephone-entry system with a keypad, directory, and wiring runs $1,200 – $1,850 depending on wire runs and conduit work. If you need access control on two gates, like a front entry and a rear alley gate, the second gate adds $300 – $500 because we’re already on site and the main wiring is largely run. If you want integration with your existing garage opener or home automation, expect to budget at the higher end of these ranges.
Every FAAC access control installation we do in Houston comes with the written price before any work starts. That price includes the part, the labor, the wiring, and the programming so your new keypad or reader actually talks to your FAAC operator the day we leave. The work carries a written 365-Day Done Right Promise. If the access control fails inside that year, we come back at no charge and make it right. No invoice surprises, no “the tech found something extra” after the gate is apart.
DIY or Call Us?
You can safely check a few things before calling us. Make sure the gate operator has power and the breaker hasn’t tripped. Verify the keypad or reader is getting power, usually indicated by a lit panel. If the unit is completely dark, the problem may be a simple power issue. Beyond that, access control installation involves low-voltage wiring and, on some FAAC models, a high-voltage junction inside the same cabinet. That cabinet is not a place for a homeowner with a multimeter and a YouTube video. We’ve repaired more than a few units where a well-meaning owner crossed a wire and fried the operator’s main control board, which triples the repair cost from a keypad swap to a full board replacement.
If you’re in Houston and your FAAC keypad, reader, or phone entry isn’t working the way it should, call us at (325) 378-0676. Dean Prescott will ask what the gate is doing or not doing, and he’ll give you a straight price range before we ever touch a wrench.
FAQs
A quality FAAC keypad or card reader installed in the Houston area typically lasts 5 – 8 years before the keypad membrane wears or the internal relay fails. Sun exposure and humidity are the two main killers here. A keypad facing west, baking in Texas afternoon sun, will generally fail a year or two earlier than one mounted on a shaded north-facing column. Call us at (325) 378-0676 if your keypad is past the five-year mark and acting up; we’ll give you an honest assessment and a written price.
Sometimes. If the keypad membrane is worn but the circuit board is sound, a membrane kit can restore it for less than a full replacement. If the relay is burned or the board is corroded, replacement is almost always the cheaper, longer-lasting option. We’ll tell you which way to go before any work begins. Call us at (325) 378-0676 for a diagnosis, and we’ll put the number in writing.
Most single-gate keypad or card reader installations in Houston take 1.5 to 3 hours from arrival to programming and test. A telephone-entry system with a long wire run can take 4 – 6 hours. We tell you the window before we arrive and we stick to it. Call (325) 378-0676 and we’ll give you a time estimate along with your price.
We keep FAAC-compatible keypads, card readers, and telephone-entry hardware on our Houston service trucks, along with parts for LiftMaster, Mighty Mule, Ghost Controls, and six other major gate operator brands. Most access control installations are completed same-day with parts already on the truck. Call (325) 378-0676 and we can confirm what’s in stock before we roll.
