If the weld on your LiftMaster gate has cracked, snapped, or pulled loose, we can typically match the fabrication to your operator and have it repaired or replaced same day in most Houston neighborhoods. Installed prices for LiftMaster welding and fabrication work on residential gates in Houston generally run $180 to $650 depending on whether we’re repairing an existing weld, fabricating a new bracket or hinge, or rebuilding a section of the gate frame. Most owners find us because the gate started sagging, dragging, or making a grinding sound it never made before, and when they looked closely, a weld had failed at a stress point.
We’re an independent gate repair company, not affiliated with LiftMaster, but we work on their operators and the steel they attach to every week. Dean Prescott has seen enough failed welds across Houston to know exactly where LiftMaster-equipped gates break first, and his crew stocks the steel, brackets, and welding equipment to fix it properly.
Which LiftMaster Models This Applies To
Welding and fabrication issues on LiftMaster equipment rarely involve the operator itself. What fails is usually the steel the operator bolts to: the gate frame, hinge plates, actuator mounting brackets, or the post the opener anchors against. That means the relevant compatibility question is less about your LiftMaster model number and more about how the operator attaches to your gate.
That said, we see weld failures most often on heavier swing gates driven by LiftMaster LA400, LA500, and CSL24 series actuators, and on slide gates using SL3000 and SL585 series operators. The mounting brackets on these units experience constant torque, and over time the welds holding the bracket to the gate frame fatigue and crack. Before we touch anything, we identify the operator model from the label on the control box or the underside of the cover, then measure the bracket spacing and bolt pattern so the fabricated replacement matches exactly. For LiftMaster parts, we use genuine OEM brackets when the originals are still manufactured. When they’re discontinued, we fabricate from 3/16-inch or 1/4-inch steel plate, which is what we consider the right aftermarket equivalent for Houston conditions. Thinner material is cheaper and will fail again.

Signs Your LiftMaster Welding & Fabrication Is Failing
- The gate sags visibly toward the latch side. A cracked weld at the top hinge or actuator bracket lets the gate lean, which makes the operator work harder and accelerates wear on the drive train.
- You hear a creak or pop when the gate starts moving. That sound is often the metal flexing at a partially failed weld. It gets louder before it lets go completely.
- The operator pushes or pulls the gate but the gate lurches instead of moving smoothly. When a mounting bracket weld is loose, the operator’s force gets applied unevenly, and the gate jerks at the start and stop of each cycle.
- Rust bleed or hairline cracks around existing welds. Houston humidity and Gulf Coast salt air in communities near Galveston Bay eat through unprotected welds faster than the base metal. Once rust shows at a weld seam, the weld is compromised.
- The gate scrapes the ground or the opener throws a force error. If a hinge plate weld fails, the gate drops and drags. The LiftMaster control board then senses the extra resistance and trips a fault code instead of running the cycle.

AfterReplacement Cost & What’s Included
For most Houston residential gates, a simple weld repair on a cracked bracket or hinge plate runs $180 to $280. Fabricating and installing a new actuator mounting bracket typically lands between $250 and $450, and rebuilding a section of sagging gate frame with new steel can run $400 to $650 depending on how much material and labor the job requires. Commercial slide gates with heavier beams and larger operators run higher, and we quote those after measuring on site.
Every quote is written before any work starts, so you’ll know the exact number before our welder lights up. The price includes cutting out the failed weld, grinding the surface clean, fabricating any replacement steel needed, welding with proper penetration, and painting or priming the repaired area against Houston weather. The work is covered by the Kingswell Guarantee in writing for 365 days. If a weld fails inside that year, we come back and fix it at no charge under the 365-Day Done Right Promise.
DIY or Call Us?
You can check your gate safely without tools: look for cracked welds at the hinge points, the actuator mount, and where the operator’s arm or chain attaches. Rust bleed, visible gaps, or a gate that wiggles when you push on it by hand are all signs a weld is failing. What you shouldn’t do is attempt the welding yourself unless you’re an experienced welder with the right equipment on hand. A gate under tension stores real force, and if a weld lets go while you’re under it, a falling gate section can cause serious injury. Gate frames are also often load-bearing in ways that aren’t obvious from the outside, and a weld that looks solid but lacks penetration will fail without warning.
Our welders do this work every week around Houston, and we bring everything needed to the job. If you want us to take a look, call (325) 378-0676 and we’ll get you on the schedule with a real arrival window.
FAQs
A properly welded gate repair should last 10 years or longer, even in Houston humidity. Surface rust may appear sooner if the paint wears, but the weld itself should hold. When welds fail within a year or two, the cause is usually poor penetration, undersized material, or a design flaw that put the weld under stress it was never going to survive.
A cracked weld can often be re-welded if the surrounding metal is still sound. We grind out the old weld completely, bevel the edges, and lay a full-penetration weld in its place. If the metal around the crack is thinned from rust or the crack re-appeared after a previous repair, we replace that section instead.
Most residential welding repairs in Houston take 2 to 4 hours on site. That includes grinding out the old weld, fabricating any replacement bracket or plate, welding, cooling, and painting. If the gate needs to be unbolted and laid flat for the repair, add another hour or so.
We stock common LiftMaster actuator mounting brackets and hinge plates on our trucks, and we fabricate custom ones from 3/16-inch or 1/4-inch steel when the OEM part is discontinued or a one-off fit is required. If your gate has an unusual bolt pattern or a rusted-out mounting point, we can usually build the replacement right there at your driveway in Houston rather than ordering a part and waiting.
